A new two-story volume adds an Entry Hall and Master Suite to this Westchester County ranch. Tightly spaced clapboards subtly contrast with the wider cedar shakes of the existing. The new exterior materials minimize required maintenance. The siding is fiber cement by HardiPlank with recyclable PVC trim from Azek. Blown-in closed cell insulation and new double insulated low-e doors and Heat-Smart windows by Loewen will dramatically reduce heating and cooling costs. We used GAF Timberline shingles on the new roof. We’re setting blocks of granite for the new entry steps this week.

This 1920′s Upper West Side apartment had a very small kitchen, formal dining room and music room when our clients came to us.  Though beautiful, these proportions are less useful to modern apartment living.  By removing the interior walls, we are creating a larger informal living room and a more spacious kitchen.

With the walls gone, looking toward where the music room was:

And toward the framing for the new kitchen:

When working on a historic building, the proposal must be reviewed and approved by the  Landmarks Preservation Commission (LPC).  To submit a project for review, BST had to assemble a collection of images of the building during its life.

A 1940′s tax photo, the oldest image we could find.

The existing facade in 2010, before any work by BST was begun. The cornice has been removed from the building, A/C units were installed through the front wall and the original windows have been replaced.

And the proposed elevation, restoring the building’s original facade. BST will be replicating the original cornice, installing historically accurate windows, and repairing the facade.

This townhouse renovation included the restoration of its deteriorationg facade.   In order to repair the facade, BST has dismantled the front wall to the stable wall below.  Because this project is in a Landmark District, the original bricks have been carefully salvaged and will be used to rebuild the wall which will then be tied to the new floor framing.

During deconstruction BST discovered that the facade of the neighboring building was delaminating and in dangerous need of repair.

Jenny discovered this oddly shaped brick during the front wall’s deconstruction.  This shape was typical in older brick construction and was used to make an indent for a blind header.
